Booking Terms & Conditions

1. The quoted price is inclusive of reasonable use of utilities, but not pool heating, hot tub/spa heating, flights, car hire, insurance etc. Prices are subject to currency fluctuations and government action.

2. Upon booking, you are required to pay a non refundable deposit of £200($360) or 20% of the total rental cost, whichever is the greater. The outstanding balance is due 8 weeks prior to arrival. For reservations within 8 weeks of arrival, full payment is due upon booking.

3. Cancellation charges; 8 weeks or more before arrival – loss of deposit only; within 8 weeks of arrival – 100% Rental cost. Cancellations must be received in writing from the party leader.

4. We require a refundable deposit of £200 ($360) to be paid with your balance. This is to cover any possible damage/loss or extra cleaning required. This will be returned after your departure from the property if no extra charges are applicable.

5. Animals and pets are strictly not permitted. Any renters found with pets in the rental home may be ejected with no refund of rental costs, and will be liable for any cleaning or damage costs.

6. In the unlikely event that we need to make changes to or cancel your booking due to circumstances beyond our control, we will advise you as soon as possible. We will always endeavour to find alternative suitable accommodation in this event.We reserve the right to cancel your booking at any time, and will be held liable only to refund monies already paid.

7. Force Majeure; In the unlikely event of force majeure, your booking may need to be terminated at any time. In this event, no refunds will be made, but refunds should be claimable through your Travel Insurance.

8. The owners/agents cannot be responsible for any loss or damage to your property, or for death or injury to you or your party, howsoever caused.

9. Unsupervised children are not allowed in the pool/spa area. Clothes and toys are not allowed in the pool, and no foam or items that may disintegrate are allowed in pool or spa. No glass is allowed around the pool/spa area or in the pool or spa.

10. The Pool safety fence must be kept erected at all times to protect young children.

11. We ensure that the pool is treated every week to maintain its correct chemical balance. On rare occasions it maybe necessary to apply chemicals which require the pool to be out of use for a short period of time, for safety reasons.

12. For those clients requesting pool heating, the temperature is subject to prevailing weather conditions etc. We are not responsible for the pool/spa being out of use if clients have not requested pool heat.

13 .All doors and windows must be closed and locked whenever not in the property.

14. The owners or agents will not be liable for loss or delay caused by strikes, riots, political unrest, hostilities, war, terrorist activity,industrial disputes, fire, flood,technical/weather,problems with transport, aircraft grounding, closure of airports.

15. If the balance is not received by the due date, we reserve the right to treat the booking as cancelled.

16. Check in is after 4pm on arrival day; Check out 10am on departure day. Failure to vacate the property by this time will result in extra charges.

17. IT IS THE CLIENTS RESPONSIBILITY TO ENSURE YOU HAVE ADEQUATE TRAVEL INSURANCE.

18. Guests cannot add extra people to the booking without prior agreement of the owners.

19. Extra cleaning above the normal will incur extra charges. Any BBQs must be cleaned prior to departure, or a $50 charge will be made.

20. Guests using our homes are responsible for all damages and missing inventory items or loss that occur during their stay and the cost of repair or replacement. Please note in this event guest liability is not limited to the amount of the security deposit.

21. Guests are responsible to thouroughly check the home and report any deficiencies to the management company within 24 hours.

22. Florida is a tropical state, and insects such as ants etc are occasionally inevitable, despite our houses being regularly treated as part of a pest and termite control programme. The presence of such insects will not be cause for complaint.

23. Orlando Homes 2 Rent nor our Management Company accept any liability for any injury, damage or loss, sustained by any member of your party or by persons entering the home during your rental period.

24. Smoking is strictly prohibited inside the property. Any persons found smoking in the property are subject to removal with no refund.

25. The management company / owners reserve the right to remove occupiers from the house (without refund) for breaching the booking conditions.

26. Please note prices and facilities may have changed from those advertised by the time you come to book your stay. Whilst every effort is made to ensure the accuracy of our website/promotional material and prices at the time of requesting your booking, regrettably errors do occasionally occur.

27. By signing the booking form, you are deemed to accept the above terms and conditions on behalf of your party.

28. The above terms and conditions apply to bookings made with Orlando Homes 2 Rent, Florida Villas 4 Rent, Florida Homes 2 Rent, and Disney Homes 2 Rent.

29. The above companies have no assosciation with the Disney Corporation.
